Terms & Conditions

Cloud LXR Properties LLC
Effective Date: 1/15/2026

By booking and staying at a property owned or managed by Cloud LXR Properties LLC (“Owner,” “we,” “us,” or “our”), you (“Guest”) agree to the following Terms and Conditions.

1. Booking & Eligibility

  • The primary booking guest must be at least 25 years of age and must occupy the property for the duration of the stay.

  • Guests must provide accurate and complete information at the time of booking.

  • Reservations are confirmed only after receipt of payment and written confirmation from Cloud LXR Properties LLC.

2. Payment Terms

  • Full payment or a required deposit is due at the time of booking unless otherwise stated.

  • Payments are processed through a secure third-party payment processor.

  • Any applicable taxes, cleaning fees, or additional charges will be disclosed prior to confirmation.

3. Cancellations & Refunds

  • Cancellation policies are disclosed at the time of booking and apply to all reservations.

  • Refund eligibility depends on the timing of cancellation and stated policy.

  • No refunds will be issued for early departures, weather conditions, or acts of nature beyond our control.

4. Check-In & Check-Out

  • Check-In: 4:00PM

  • Check-Out: 11:00AM

Early check-in or late check-out must be approved in advance and may incur additional fees.

5. Occupancy & Use of Property

  • Maximum occupancy limits must be strictly observed. Max of 8 guests.

  • The property is for residential vacation use only; parties, events, or commercial activities are prohibited unless explicitly approved in writing.

  • Guests agree to comply with all local laws, ordinances, and lake regulations.

6. Guest Responsibilities

Guests agree to:

  • Keep the property, furnishings, and outdoor areas in good condition

  • Immediately report damage, safety concerns, or maintenance issues

  • Respect neighbors, quiet hours, and lake community standards

  • Use lakefront amenities (dock, fire pit, etc.) at their own risk

7. Damage, Loss & Cleaning

  • Guests are responsible for any damage beyond normal wear and tear.

  • Excessive cleaning, missing items, or damaged property may result in additional charges.

  • The Owner reserves the right to charge the payment method on file for damages or violations.

8. Safety & Liability

  • Guests assume all risk associated with staying at the property, including lakefront activities, swimming, boating, fire pits, stairs, docks, and outdoor terrain.

  • Cloud LXR Properties LLC is not responsible for accidents, injuries, illness, loss of personal belongings, or property damage during the stay.

  • Guests are responsible for supervising children at all times.

9. Property Monitoring

  • Exterior security cameras may be in use in publicly visible areas (such as driveways, docks, or entrances).

  • There are no cameras or recording devices inside the home or in private areas.

10. Pets 

  • Pets are not allowed

11. Smoking Policy

  • Smoking or vaping is not permitted anywhere on the property.

  • Evidence of indoor or outdoor smoking will result in additional cleaning or damage charges.

12. Right to Refuse or Terminate Stay

Cloud LXR Properties LLC reserves the right to:

  • Refuse service to anyone violating these Terms

  • Terminate a stay without refund for serious violations, including unauthorized guests, parties, illegal activity, or property damage

13. Force Majeure

We are not liable for cancellations or interruptions due to events beyond our control, including but not limited to weather, power outages, natural disasters, government actions, or utility failures.

14. Indemnification

Guest agrees to indemnify and hold harmless Cloud LXR Properties LLC from any claims, damages, losses, or expenses arising from Guest’s use of the property or violation of these Terms.

15. Governing Law

These Terms and Conditions are governed by the laws of the State of Wisconsin, without regard to conflict-of-law principles.

16. Modifications

Cloud LXR Properties LLC reserves the right to update these Terms and Conditions at any time. The version in effect at the time of booking will apply.
